Vigilance of vacant site is a system of safeguarding your vacant site by ensuring a system wherein a person periodically visits your property to verify the status – whether safe or under threat.

How will Vigilance help me safeguard my site?


  • - Regular visits will safeguard your site against encroachments, squatting, misuse etc.

  • - In Layouts other than BDA / KHB, if there are sudden development and change of topography you may not be able to locate/ Identify your site and the same may become untraceable.

  • - Putting up Religious Structures.

  • - UnAuthorized Occupation ( Slum).

  • - If the adjacent site owner develops his property the following disadvantages may arise.
    • - Not leaving enough setbacks which will restrict Air and Light.

    • - Encroachment into the site – intentional or unintentional.
  • Who can make use of Vigilance Service?


    • Any Individual having Interest/Rights in the property.

    • Any Banks/Financial Institutions/Mortgages etc in whose favour the said property has been mortgaged/Hypothecated.

    How many days once is the visit necessary to the vacant site?


    We have our personnel visit the vacant site once in 15 Days.

    Why is the visit required approximately every 15 Days?


    When there is a regular visit, people are aware that somebody is taking care, so they are wary of doing anything illegal. Even if there is any mishap, it is identified in a short period and remedial action can be taken in the initial stages itself.

    Why is the Name Board required to be installed at the site?


    When a professional company is taking care of the site, Touts or Encroachers are wary of doing anything illegal. As the address and contact number of the company are displayed on the board, Touts cannot mislead gullible buyers into buying your site without your knowledge.

    How much will it Cost me for vigilance per year?


    Cost of Vigilance of site is 9.00 INR per Sqft per Year. (Minimum Chargeable Area: 1200 Sqft)
    Example: For a 30 x 40 Site the approximate cost will be
    Area: 30 x 40 = 1200 Sqft
    Therefore Cost = 1200 x 9 = 10,800 INR per Year
    One time Cost of RCC Painted Board with installation at Site: 5000 INR
    For Areas between 4999 to 10000 Sq Ft rate per Sq Ft is 7.50 INR.
    For Areas above 10000 Sqft rate per Sqft is 5.00 INR.

    What do you mean by tracing of property?


    Property/Site having documents (Complete or Incomplete) but cannot be located due to various reasons will be traced by us and the location will be shown to the client.

    How much will it cost me to trace my property?


    Cost for tracing varies on case to case basis based on the availability of Documents / Requirement of Procurement of additional documents from competent authorities to execute tracing of property.

    What are the Documents needed for tracing the property?


    Any registered document of property. Example: Sale Deed, Registered / UnRegistered Will, Family Partition Deed, Grant Certificates, Inam Grant Certificate etc...

    Who can give a property for Tracing?


    • - Any Individual having Interest/Rights in the property.

    • - Family Successors.

    • - Any Banks/Financial Institutions/Mortgages etc in whose favour the said property has been mortgaged/Hypothecated.
